I would like to share how to find a room to stay in Thailand. Based on my experiences, it is quite straight forward to find a room to stay in Thailand.

Here are the steps:

  1. Find a room via online room listing websites. (Links below)
  2. Contact real estate agents via their contact information listed on the listing (mostly via LINE app).
  3. Make an appointment with the real estate agent to view your desired rooms.
  4. Pay booking fee or deposit and make a contract if you like it. (please note that booking fee is much lesser than deposit and depending on the landlord)

Please only pay any money after you seeing the room physically not through the photos the agent sent to avoid any scam.

Most of the owners prefer renting their rooms for 1 year. But you can ask to reduce if you like but the monthly rental fee may be different if you choose shorter contract term.

Current monthly rental for a condo room is ranging between 8000 Thai Baht (THB) and roughly 60000 Thai Baht (THB) based on location, number of bedrooms and it is currently heading north. The studio rooms are the cheapest in most of the categories.

There are also apartments to rent if you are looking for more cheaper options. They don’t have much facilities like condos even internet and wifi is public in some of the apartments. Some apartments owner will not allow you to install internet for yor private use. Some apartments have closing time at night. Most of the apartments only have studio rooms. Most of the apartments buildings in Thailand are owned by one owner and they control everything including electricity and water.

Depending on the location, flexibility, and quality of the rooms, the monthly rental for apartments are saying from 2000 Thai Baht(THB) to 9000 Thai Baht(THB).

I also would like to share the things to check before signing the rental contract.

  1. Make clear of the contract length
  2. Make clear of the condition of things inside the room. (take photographic proof)

There are also many short term room rental options available as well. Mostly available through facebook groups and pages. As all of you might have already khown, there is also AirBnB .

The last but not least most important thing to remember is deposit. In Thailand, you have to pay 2 month rental + 1 month rental (for example, if the rental fee is 15000 THB, you have to pay 45000 THB upfront to make a rental contract.) for deposit if you want to rent a room. If you make a rental contract for one year, you must stay there full term to get your deposit back. Otherwise, the landlord will never return it back to you.
